WHAT YOU SHOULD KNOW ABOUT LAKE OF THE OZARKS REAL ESTATE ...
> Choose Your Agent Wisely. Is he/she a Broker, working full-time, knows the market and all areas of the Lake and the agents he/she will be negotiating with? These items are important when negotiating a deal. With my years of experience at the Lake, I can help you buy and sell real estate. I am familiar with, list and sell, and work ALL areas of Lake of the Ozarks from 0 to 62 Milemarker. I work with a whole team of qualified agents and we COVER THE ENTIRE LAKE AREA. Your call WILL always be returned. Should I be unavailable for even a few hours, another qualified Agent from our team will be there to attend to your needs.

> Do you know where and what Area of the Lake you want to purchase? If this is your first visit to Lake of the Ozarks you need to work with an Agent who knows the entire Lake area. Some agents only work the West Side of the Lake, some the East side of the Lake. I KNOW AND WORK ALL AREAS OF THE LAKE. It is important that you write a list of wants and needs not in just a home, homesite or condo, but the community where you want to be located. Many of the areas in and around the Lake will require you to drive farther by land to get to amenities and services. The most populated areas are from the 1 Milemarker to the 35 Milemarker.

> I will assist and educate you on the local real estate market. Buying property at Lake of the Ozarks is not generally the same as buying property in a City or small town. Yes, we have septic systems here and not so many locations are yet on community water and sewer (more and more each year). I will suggest you get in inspection on the property you wish to buy if a home or condo. If Buying land, there are other considerations such as zoning requirements for a lot size in Camden County; a perc test to see if and how expensive it will be for sewer and water if city services are not available, etc. If you are getting a loan, your Lender will generally require various inspections, surveys, appraisals, etc.

> I want you to read the Fine-Print! I will offer services in a friendly, knowledgeable and straightforward manner. I will provide honest, reliable information and not tell you just what you want to hear.

> I will assist you in understanding Agency and offer a Buyer Agency Agreement, if you are a Buyer. A Buyer's Agency Agreement means that we will represent you exclusively as a Buyer and that means that you will work with us exclusively as your Agent. The Seller always pays the commission! I will advise you on the different agency relationships. It is the law!

How can I help you as a Seller? - I will give a Listing Presentation and Prepare Comparative Market Analysis (also known as a "CMA") - I will take Photos of your Property, assist in locating plats, surveys, etc. to help you interest Buyers - I will post the listing on not just one, but TWO WEBSITES, my Personal (this site) and B&L VEATCH REALTY Websites - I will prepare Ad Copy and your home WILL BE ADVERTISED in most every local publication ? I will prepare a Full Color Brochure and Flyers to place inside (and outside of your Home if you desire) - I will place directional and For Sale signs and a lockbox on your property, if you agree and allowed by the community - I will send Emails, Flyers & Bulletins to Top Local Agents and Agents in other areas who send me referrals - I will schedule at a convenient time to you, a Tour for Agents - I will telephone and Email Current and Past Prospective Purchasers and inform them of your property's details - I will show your property, arrange & promote showings with my Company's and other Real Estate Companies - I will provide you with Feedback from agents and prospective buyers via email or postal mail - I will Pre-qualify prospective Buyers at your discretion - I will mail copies of all advertising and other items to you on a regular basis - I will Negotiate contracts to your specification - I will provide all documentation and perform finalities on any sales contract(s) - We will work side-by-side and I will advise you through final Sale and Closing.
